The finance minister needs to give a serious consideration to the requirements of the Real estate sector. Housing like any other infrastructure project is an important sector and needs to be given a proper identity including the status of an Industry or infrastructure. The proposed budget must incentivise the development companies in order to enable them to offer products at competitive prices. Similarly more concessions have to be extended to home buyers in terms of taxation incentive and reduced cost of borrowings. Taxation in various forms including certain state level levies like infrastructure / impact fees (constitutes a substantial) leads to higher end pricing. These levies have to be reduced or eliminated. The levy and collection of such taxation also lack clarity leading to inefficiencies in the system. The laws have to be clear and unambiguous.
