For Budget Line, Recommendation from Mr. Bhim Yadav CEO ,FRSPL

This is with reference to the column "Budget Line" of your esteemed publication. Please find below thoughts and views of Mr. Bhim Yadav, CEO, Falcon Realty Services Pvt. Ltd (FRSPL) on  the Budget, 2009 and the expectations of Real Estate sector from it.FRSPL has recently launched its 35 acre real estate project- Global Eco-City on Expressway (NH-8) in Delhi – NCR, which is one of the hottest investment zones. Affordable Housing: road to Real Estate's revival.
 
Although Q1 of 2009 did witness some signs of recovery in Real Estate sector, this is not enough to build the buyer's confidence to invest in the real estate sector. Needless to say, all hopes are pinned on the Budget 2009-2010. Since demand primarily lies in the middle and lower middle class, housing loans should be made available at 5-6%. Lowering of commercial bank lending rates to real estate developers and reduction of customs duty and excise duty is expected to go a long way. Extending the ECB scheme to the entire Indian real estate and increasing current limits of FDI in the retail sector will boost growth in the realty sector. Additionally, the government is expected to extend the tax holiday available to hotel under section 80ID to 10 years from the existing time limit of 5 years. Steps to encourage states to reduce stamp duty to 5% and provide a system for credit for each stage of value addition are also suggested.
The government should commit itself to infrastructure development and provide to the real estate developers with incentives to increase the investments in real estate. This would go a long way in providing much needed succour to the Indian real estate sector in these difficult times.
